
Texas Real Estate SAE Courses (TREC #205)

According to the state law of Texas, a real estate Salesperson is required to have completed a total of 270 classroom hours of education, at least 210 classroom hours of which must be in core real estate courses. There are different requirements depending on when you obtained your license.
For Those Applying On or After January 1, 2006
According to the state law of Texas, a Salesperson is required to have completed a total of 270 classroom hours of education, at least 210 classroom hours of which must be in core real estate courses, by the end of their first year of licensure.
Once licensed, the salesperson must complete an additional 60 core real estate classroom hours during the first year of licensure. The 60 additional course hours are known as Salesperson Annual Education (SEA). The 60 hours must be submitted to the Texas Real Estate Commission (TREC) within the end of each salesperson first year of licensure.
For Those Who Applied Prior to January 1, 2006
If you are on your 1st, 2nd, or 3rd renewal, 270 classroom hours of education is required by the end of your third year of licensure. At least 210 classroom hours out of the 270 classroom hours must be in core courses. These 60 additional hours of education is referred to as Salesperson Annual Education (SAE).

If you are able to complete the required hours prior to your initial renewal, you will have already satisfied the necessary Salesperson Annual Education (SAE) requirements, however you will be then required to fulfill your Mandatory Continuing Education (MCE) requirements.
